The Development
We would like to offer our clients the opportunity to purchase property situated in an exclusive five star Bulgarian resort. Nestled in the beautiful landscape of the Black Sea Coast Thracian Cliffs presents an incredible investment opportunity not to be missed. This is the first residential golf project in Bulgaria and will be the most exclusive project in the Balkans. With these rules in place it will mean that this area does not get overly developed as other areas of the Balkan have, instead remaining exclusive and relaxing. Bulgaria is an emerging property market with a booming economy and at present property prices are low with the potential of great profit. In addition we have secured excellent incentives from the developers for our clients who sign up to the exclusive waiting list. These include; fr ee luxury furniture packs, free golf registration, free underground parking and preferential payment terms. The PGA Gary Player 18-Hole Golf Course:
Thracian Cliffs will boast the only golf project located on the beach (9 out of 18 holes being front line to the coast)) and the only one in Bulgaria to boast International 5 star status. Gary Player is the winner of golf's Grand Slam, winner of 163 professional tournaments, and known as the Black Knight of golf. Famous as a perfectionist in sports and life, he settles for nothing but the best, and he is the most sought after designer of golf courses worldwide. Having designed more than 200 golf courses on all continents, Player, and his newest course, is undoubtedly an incredible asset to the resort. Player believes that due to the location and contour of the land, Thracian Cliffs will be one of his best courses. He stated that he “is looking forward to seeing a major European Championship coming here in two and a half to three years” and thinks, “With Thracian Cliffs Bulgaria is going to have one of the best golf courses in the world.”
Our Deal
The developer will be launching the project on to the open market in the next few months. We have signed an exclusive agreement to hold a waiting list so that all our clients get first pick on all properties when the project is released. To get on the waiting list a refundable reservation fee of £700 is required. With a 2 year build time, resulting in little money down and nothing till completion, Thracian Cliffs is already a great property investment, but we have also secured exclusive payment terms for clients on the waiting list, and a host of other benefits:
There are three payment options:
Option 1 : Stage 1- £700 refundable reservation fee to get in the exclusive waiting list
Stage 2- First deposit of 20% on signing of preliminary contract within 21 days of allocation of property on the launch plus €950 legal fees
Stage 3- Second deposit of 20% in 2006
Stage 4- The remainder 60% is due on completion in 2007
Option 2 : Stage 1- £700 refundable reservation fee to get on the exclusive waiting list
Stage 2- First deposit of 20% on signing of preliminary contract within 21 days of allocation of property on the launch plus €950 legal fees.

We have structured this deal in such a way that our clients can buy into the development and sell before completion making an attractive profit along the way. We have set up a resale program with the aid of trusted local agents, which will help our clients resell property once they feel the price has reached the right level.
The Rental Program:
The developer is currently negotiating with four International 5 star hotel chains to manage the 5 star hotel and also direct the rentals for a selection of properties in the 1 st phase of Thracian Cliffs Golf and Spa resort. Any clients who reserve with us in the 1 st phase of the project will have the option to enter their property into the rental pool with the 5 star hotel chain. This is a very unique rental product that we have not seen in Bulgaria to date. As this is a golf project the season which is generally 4 months on the Black Sea Coast is increased to 9 months from March to November. Therefore the rental return will be a lot higher than any of the projects previously built on the Black Sea Coast . For rental ability, use of a golf course in the Balcik area is imperative. Thracian Cliffs Gary Player Golf Course will be exclusive to people staying in the Thracian Cliffs Spa and Golf resort.
Overseas Finance:
For the first time on the market our partners can offer mortgage loans to foreigners and Bulgarian expatriates from a Bulgarian bank, and can offer legal assistance throughout the whole transaction. - All clients on the waiting list will have free golf registration (for a similar course in Spain this would cost upwards of 30,000 Euros)
- All clients who are on the waiting list will have their apartments furnished to the same level as the hotel for free. A furniture pack for a one bedroom apartment furnished in the same quality of 5 star hotels would usually cost 5,000 euros.
- In Bulgarian resorts parking is purchased in the same way as apartments, i.e.: you are charged per m2. All clients who reserve on the waiting list will have free underground parking spaces, one for one and two bedroom apartments and two for three bedroom apartments.
- The 5 star hotel chain will take on 200 apartments and 300 villas from our waiting list clients as part of a rental program.
